eVal-11© meets all evaluation content requirements set forth in the Appraisal and Evaluations Guidelines, issued December 2, 2010. eVal-11© uses public record data collected from two of the nations largest online property and ownership databases and MLS covering 99% of the counties in the U.S. This information is combined with information obtained from a detailed physical inspection of the property which includes data on the actual physical condition and local market conditions. Our analysts' use this information to research and identify the most comparables sales in the neighborhood based on the property's condition. Once these comparable sales are identified they are entered into a proprietary platform which uses hedonic regression analysis and advanced algorithms to adjust for the differences in property characteristics and determine the market value. This product is available for 1-4 family residential and condominiums.

eVal-AVM©

eVal-AVM© was developed for use with low risk loans. eVal-AVM© combines an AVM or AVM cascade with a site inspection of the property. Our in-house analysts reconcile the AVM and site inspection for overall property condition prior to delivery. A property that does not meet minimum condition requirements can be automatically upgraded to the next level product as determined by the client.

Broker Price Opinions (BPO’s)

Accurate's Broker Price Opinion offers a higher level of security and detail than an AVM, yet is faster and more affordable than a full appraisal. With a variety of comparable sale and listing combinations our local, licensed realtors assess comparable sales within the subject property area to provide an expert opinion on the subject's value.

Value Reconciliation

The Value Reconciliation provides an unbiased third party opinion value that analyzes the methodology and credibility of multiple valuation products. Our licensed, certified appraisers or real estate analysts assist our customers in combating potential misrepresentations in the valuation of real estate.

Home Equity Valuation Report

Home Equity Valuation Report is a desktop valuation designed to convey the Subject property analysis and market analysis as an estimate of value. This type of valuation report is based upon the extensive data collected as well as sound valuation methodology. The results are further supported by the use of sales/assessment ratios, sales history analysis and market analysis with the final estimate of value being determined through the use of price indexing and hedonic regression methodology.
