Appraisal modernization refers to a set of interconnected changes in how property valuations are ordered, conducted, reported, and consumed by lenders and the GSEs. The key dimensions include:

The UAD 3.6 Imperative

UAD 3.6 is the most significant change to appraisal reporting in over a decade. Lenders who have not yet engaged with UAD 3.6 readiness are behind schedule. The broad production period opened January 26, 2026, and mandatory use begins November 2, 2026. Lenders need to verify that their AMC, appraisal software, and LOS integrations are all UAD 3.6 compatible well before the mandatory deadline.
